Frequently asked questions

Frequently asked questionsFAQs

In the Bay Area, people often use sublet and sublease interchangeably. In both cases, you are usually renting from the current tenant rather than signing a brand new lease directly with the landlord. On Ohana, every stay is documented with clear dates, rent schedule, deposit handling, and house rules so everyone knows exactly what to expect.

Subleasing is legal in California and very common across the Bay Area, especially for interns, new hires, and people between leases. Most leases include a simple sublet process, and when approval is needed it is typically a straightforward written okay. On Ohana, the terms are documented up front so the arrangement is clear, compliant, and easy for both sides.

Most renters pick based on commute, vibe, and how close they want to be to work or campus. Palo Alto is walkable and central for Stanford and many tech offices. Menlo Park is quieter and convenient. Mountain View and Sunnyvale are great for transit access and offices across the Peninsula. Redwood City is a common pick for restaurants and a more “downtown” feel. Santa Clara and North San Jose can be practical for Silicon Valley commutes. San Francisco is popular if you want city life, and neighborhoods like SoMa and Mission Bay can be convenient for jobs nearby. Berkeley is a classic option near campus with a strong neighborhood vibe.

An Ohana Bay Area sublet is often the best balance of flexibility, authenticity, and price. Airbnb and corporate housing can price like hotels, so monthly stays for a studio or one bedroom near Palo Alto and the Peninsula often land around $7,000 to $12,000 once fees and seasonality are included. With Ohana, you are typically closer to real local rents because you are booking a real apartment sublet from a current tenant, and you can also choose move in ready furnished options provided by experienced property managers in Palo Alto and nearby Peninsula cities. Many renters aim for about $3,800 to $5,500 per month for a studio and roughly $1,900 to $3,200 for a private room depending on neighborhood and timing. You still get a normal apartment setup with a kitchen you will actually use, plus clear lease style terms with defined dates and straightforward rent and deposit handling through Ohana.

Ohana protects you from common Facebook Marketplace sublet scams with verification, a structured process, and real payment safeguards. First, Ohana sets up an intro call so you can meet the host, tour the place virtually, and confirm it feels legitimate before anything is finalized. Second, you pay through Ohana, and the host only gets paid after you move in and confirm check in. Third, Ohana holds the security deposit to prevent deposit scams and refunds it within 7 days after move out if there are no claims or deductions. ID verification and optional LinkedIn or Instagram connections add another layer of trust.
